About these terms
Your Perfect Stay is the trading name of «company name», a company registered in England and Wales (company number «number»), whose registered office is at «registered office address». Stays at Makers Place are provided by «Makers YPS OPCO Limited, company number …». In these terms, “we”, “us” and “our” mean the company providing your stay, and “you” means the lead guest who makes the booking.
These terms cover using this website and every stay booked on it, or booked with our team by WhatsApp, email or phone. If your company has signed a separate agreement with us, that agreement comes first wherever the two differ.
- Residence
- The apartment you book — furnished, equipped and ready to live in. One booking can include more than one.
- Building
- The residential development your residence is in. Buildings are owned and managed by others; we provide residences within them.
- Stay
- Your booking's dates, from check-in on the first day to check-out on the last.
- Lead guest
- The person who makes the booking, and who is responsible for it and for everyone staying.
- Booking reference
- The YPS reference we show you when your booking is confirmed, such as YPS-K59B7T.
You can reach us by email at info@yourperfectstay.co.uk or on WhatsApp at +44 121 314 7072.
Using our website
We keep this website accurate and up to date, but it's a guide: availability and prices can change until you book, and your booking confirmation is what counts.
Photos are representative. Colours and furnishings may vary between residences.
Shared spaces — gyms, lounges, terraces and the like — are run by each building's management, not by us. What's available, and when, can change, and some spaces may close for maintenance or need booking separately. Travel times and distances to places nearby are approximate.
Talk to us, our chat, is an automated assistant. It answers from our own information and hands anything else to our team, but it can make mistakes: your booking confirmation and these terms always come first.
The guest reviews on our pages are a selection of recent reviews of four stars and above from our Google profiles. The rating and the number of reviews shown beside them are Google's own, and include every review.
Please use the site as it's meant to be used: no false bookings, no copying its content or prices by automated means, and nothing that could harm the site or the people using it.
The words, photography and design of this website belong to us or to those who license them to us. Building names, logos and images belong to their owners. Links to other services — WhatsApp, Google Maps, Stripe — take you to sites run by others, under their own terms.
Making a booking
To book, you must be at least «18». Give every guest's name as it appears on their photo ID. You're responsible for the details being right, and for everyone in your party keeping to these terms.
One online booking can be for up to 16 guests in up to 6 residences, all in one building, with a bed for everyone. For a larger group, or a stay of more than 90 nights, our team will arrange it with you.
Your booking is confirmed when we show your booking reference. That's when the contract between us begins. Each residence is reserved separately behind the scenes, but your booking is one: it's confirmed in full or not at all.
We may decline or cancel a booking if the details given are false, if your card can't be set up, or if it was made at a price that's obviously wrong (see Prices and payment). We'll always tell you, and refund anything you've paid.
Prices and payment
Prices are in pounds sterling «and include VAT». The total shown before you confirm is the price of your stay: the residences for your dates and guests, the cleaning fee and any booking fees. Where a residence's price covers fewer guests than it sleeps, the charge for each extra guest is shown before you book. Where a residence has weekly or monthly rates, they're applied automatically and included in your total.
We take Visa, Mastercard and American Express. Your card details go straight to Stripe, our payment provider — they never reach our website or our team — and your bank may ask you to confirm it's you.
Nothing is charged when you book. Your card is saved securely with your booking, and we charge it «when — for example, in full on booking, a set number of days before arrival, or month by month for longer stays». If it can't be charged when payment is due, we'll ask you for another way to pay; if payment isn't made, we may cancel the booking.
We'll also use your saved card for anything else you ask for and agree — an early check-in, a late check-out, an extra night — and for damage, as Deposits and damage explains. We never charge anything else without telling you first.
Discount codes: one per booking. A code comes off the price of the residences, never the fees; it may be limited to certain residences, dates or lengths of stay; it has no cash value; and it can end at any time before you book.
If a price on our site is obviously wrong, we'll tell you before your stay and offer to go ahead at the right price or cancel with a full refund.
Deposits and damage
«At some residences we ask for a small damage waiver, or for a refundable deposit held on your card (a pre-authorisation) and released after your stay.» The amount for your residence is in your booking details.
You're responsible for damage to your residence and its contents, beyond ordinary wear and tear, caused during your stay by you or anyone staying with you. Please tell us straight away if something is broken — it's always easier to put right early.
Before we charge for damage, we'll show you what happened and what it costs to repair or replace, and give you the chance to respond. We only ever charge what it really costs.
Changing or cancelling your stay
«Our cancellation policy: how much notice you need to give to cancel, and what's refunded.»
To change or cancel, message us on WhatsApp at +44 121 314 7072 or email info@yourperfectstay.co.uk with your booking reference. A change of dates or residences depends on availability, and the price may change.
Accommodation booked for set dates isn't covered by the 14-day right to cancel that applies to many things bought online, so the policy above is what applies.
If you leave before your last night, «the nights you don't stay are charged as booked». Staying longer? Ask us before you check out: we'll extend your stay if your residence is free, at that day's rates.
If we need to make changes
It's rare, but if your residence becomes unavailable — a repair that can't wait, say — we'll offer you a comparable residence in the same city, at least as large, or a full refund for the nights affected.
Buildings carry out works and maintenance, and shared spaces sometimes close. Where that affects your stay, we'll tell you as soon as we know.
We're not responsible for delays or failures caused by events outside our reasonable control, such as severe weather, a utility failure or a building-wide closure. If one of these stops your stay going ahead, we'll refund the nights you couldn't stay.
Your stay
- Arriving and leaving
- Check-in is usually from 16:00 and check-out by 10:00; the times for your residence are in your booking confirmation. An earlier arrival or a later departure is often possible — ask us, and we'll confirm it and any charge in advance.
- Photo ID
- Every adult staying needs valid photo ID, such as a passport or driving licence, and we'll ask you to complete a short pre-check-in before you arrive.
- Who stays
- Only the guests named on your booking may stay overnight, and never more than your residence sleeps. Children are very welcome, staying with an adult.
- Neighbours
- Your residence is in a residential building, so no parties or events, please, and keep noise down, especially between «22:00 and 08:00». Each building has its own rules for residents and guests; we'll share them with you, and please follow them.
- Smoking and vaping
- Not permitted anywhere in your residence, on its balcony or terrace, or in the building's shared spaces. If a residence needs specialist cleaning after smoking or vaping, we'll charge «the cost of that cleaning».
- Pets
- «Not permitted, unless we've agreed it with you in writing before your stay.»
- Keys and fobs
- Please look after them. If one is lost, we'll charge «the cost of replacing it».
- Housekeeping
- «How often your residence is cleaned, and linen and towels changed, depends on your stay; we'll confirm it with your booking.»
- Access
- Our team may need to enter your residence for housekeeping, maintenance or repairs. We'll give you notice wherever we can; in an emergency we may need to enter without it.
- Looking after it
- Please treat your residence as your home, and tell us about anything that isn't working, so we can put it right quickly.
- Leaving
- On your last day, please leave your residence tidy, with rubbish in the bins and the keys where we've asked. Anything left behind is kept for «30» days for you to collect, after which we may dispose of it.
Your stay and the law
«The nature of your right to stay in your residence, in our solicitor's wording.»
Our responsibility to you
We'll provide your stay with reasonable care and skill, and as it was described when you booked.
If we don't keep to these terms, we're responsible for loss or damage you suffer that's a foreseeable result of our failure. We're not responsible for loss that couldn't have been foreseen.
Nothing in these terms limits our responsibility for death or personal injury caused by our negligence, for fraud, or for anything else the law doesn't allow us to limit — including your rights as a consumer.
If you book as a consumer, we're not responsible for business losses, such as lost profit or a lost opportunity. «For business bookings, our total responsibility is limited to the price of the stay.»
Please take care of your belongings: we're not responsible for their loss or damage unless it's caused by our negligence. Services run by others — the building's shared spaces, transport, anything you arrange directly with someone else — are theirs to answer for, not ours.
Ending a stay early
We may end a stay early, without refunding the nights left, if a guest puts people or property at risk, is violent or threatening, uses the residence for anything illegal, causes serious damage, or carries on disturbing neighbours after a warning. We'll only ever do this when it's proportionate, and we'll explain why.
Complaints
If anything isn't right during your stay, tell us straight away — on WhatsApp at +44 121 314 7072 or by email at info@yourperfectstay.co.uk — so we can put it right while you're there.
To complain after your stay, email info@yourperfectstay.co.uk with your booking reference. We'll acknowledge it and reply «within …».
Corporate bookings
When a company books with us, the quote we send sets out the residences, dates and rates, and «how invoicing and payment work». The company is responsible for the booking and for its guests keeping to these terms. If the company has signed an agreement with us, that agreement comes first.
Everything else
How we use your information is explained in our Privacy Policy.
We may update these terms. The version on this page when you book is the one that applies to your stay.
You can't transfer your booking to someone else without our agreement. If a court decides part of these terms can't be enforced, the rest still applies.
These terms are governed by the law of England and Wales, and the courts of England and Wales can hear any dispute. If you live in Scotland or Northern Ireland, you can also bring a claim in your local courts.
